Real estate portfolio
Organisation
The office in Hoofddorp runs the real estate portfolio in the Netherlands and other countries.
We will enlist the services of local market players to a significant extent to buy and sell foreign investments for such time as our portfolio in a foreign country is of a limited size. Management agreements will be concluded with reputable local parties who will take care of the day-to-day management of our international investments.
Portfolio management
NSI’s objective for its real estate portfolio is to achieve an optimum result over the long haul. That is why NSI has drawn a clear dividing line in portfolio management between asset management and property management. These two activities can interact very beneficially if properly coordinated. This is because an investment that is attractive in terms of its initial return can ultimately produce an even higher yield through the fund’s targeted property management efforts.
Asset Management is responsible for optimising the composition of the real estate portfolio by devoting considerable attention to spreading investments across countries and sectors, identifying risk profile differences and keeping one step ahead of potential problems. NSI’s policy on acquisitions and disposals will be in step with this approach. The company’s objective is to assure the long-term growth of returns and ultimately the dividend payout.
Property Management is responsible for maintaining the quality of the real estate portfolio by managing it optimally, both commercially and technically. NSI is committed to achieving the related objective of serving the interests of users and tenants. At NSI we recognise that ultimately the tenant is a crucial factor for an investor in real estate, for the simple reason that without a tenant there will be no income.
